Garden studios and summerhouses are fantastic additions to any property, but in York, they can become ice boxes between October and March. Space is at a premium in these structures, making bulky radiators far from ideal.

This is where electric underfloor heating (UFH) comes into its own. It provides rapid response heat—perfect for a home office you only use for a few hours a day—and keeps the walls free for shelving or furniture. However, getting the installation right is critical. Laying a mat directly onto a cold concrete slab without the right preparation is effectively trying to heat the earth beneath your garden.

In this review, I've selected three top-tier electric mat systems suitable for different budgets and floor finishes. Whether you are laying ceramic tiles or a floating laminate floor, these are the kits that offer reliability and proper heat output.

Specs vs. The Real World

The Spec: "200W/m² Output"

The Theory

"Marketing suggests this power output will heat any room instantly."

The Reality

Whilst 200W is powerful and necessary for high heat-loss areas like conservatories or garden rooms, it is useless without insulation boards. You must install XPS backing boards first, or you will lose 50% of your heat downwards.

The Spec: "DIY Installation"

The Theory

"Anyone can roll out the mat and plug it in."

The Reality

Laying the mat is simple, but the electrical connection (the thermostat to the mains) requires a Part P qualified electrician in the UK. Also, tiling directly over wires requires skill to avoid nicking the cable with a trowel.

My Top 3 Recommendations

Three options to cover different needs and budgets

UFH Direct Professional Electric Underfloor Heating mat kit 200w per m²

Budget Pick
UFH Direct Professional Electric Underfloor Heating mat kit 200w per m²

UFH Direct

This is a straightforward, no-nonsense option for those intending to lay specific floor tiles in a garden room. The 200W output is exactly what we look for in external buildings to combat rapid heat loss. The price point is attractive for the mat system, though ensure you select the correct thermostat bundle.

Price£47.99 (at time of writing)
BrandUFH Direct
CoverageVaries by selection (Mat Kit)
Output200W per m²
The Good
  • High 200W output suitable for garden rooms and conservatories
  • Ultra-thin 2mm PTFE cable minimises floor height build-up
  • Self-adhesive mesh prevents the mat floating during levelling
The Bad
  • Requires careful scrolling to ensure you select the bundle with the thermostat you want
  • Best suited for tile/stone finishes; less ideal for wood without self-levelling

Installer Tip:

In a garden studio, always use a self-levelling compound over this mat before tiling. It protects the wires from your trowel and creates a much better surface for adhesion than trying to tile directly over the mesh.

Nassboards Premium Pro Electric Underfloor Heating mat kit 200w per m² - Red Box

Quality Pick
Nassboards Premium Pro Electric Underfloor Heating mat kit 200w per m² - Red Box

Nassboards

Nassboards provides what I consider the 'trade standard' kit. It comes with everything you inevitably forget when buying separately: primer, thermal tape, and a roller. For a garden studio project where you don't want to be running back to the hardware store, this is the comprehensive choice.

Price£241.97 (at time of writing)
BrandNassboards
Output200W per m²
Cable Thickness3mm
The Good
  • Complete kit includes primer, rollers, and fixing tape
  • Excellent dual-core cable construction safe for wet rooms
  • Smart WiFi thermostat options compatible with Alexa/Google
The Bad
  • Higher initial cost, though it balances out by including accessories
  • Slightly thicker cable (3mm) than the budget options

Installer Tip:

Use the resistance tester (multimeter) before, during, and after installation. There is nothing worse than tiling a whole floor only to realise you nicked a wire halfway through. This kit is quality, but human error still happens.

BeWarm Electric Underfloor Heating Mat Kit for Laminate or Wood Flooring

Problem-Solving Pick
BeWarm Electric Underfloor Heating Mat Kit for Laminate or Wood Flooring

BeWarm

Many of my clients in York prefer laminate or engineered oak in their garden studios for that natural look. Standard mats get too hot for wood and can cause warping. This BeWarm system is specifically designed for wood and laminate, offering a safer, controlled heat that won't ruin your bespoke joinery.

Price£49.99 (at time of writing)
BrandBeWarm
ApplicationLaminate, Engineered Wood, Solid Wood
InsulationFluoropolymer (PVC Free)
The Good
  • Designed specifically to be safe under timber and laminate floors
  • PVC-free coating reduces odour and improves safety
  • Uniform heat distribution prevents 'hot spots' that damage wood
The Bad
  • Cannot be cut or shortened - you must measure your room perfectly
  • Strictly for wood/laminate; not suitable for tile adhesive application

Installer Tip:

When installing under wood in a garden room, you must leave a 10-15mm expansion gap around the perimeter. Heating the floor will cause the timber to expand more than usual. Without that gap, your floor will buckle.

Frequently Asked Questions

Is electric underfloor heating expensive to run in a garden studio?
It can be if left on 24/7. However, for a garden office used 8 hours a day, it's efficient if programmed correctly. A 200W system heats up fast. The key to lowering costs is installing high-quality insulation boards (XPS) underneath the mat to stop heat escaping into the ground.
Can I put furniture on top of underfloor heating?
Yes, but with caveats. 'Flat bottomed' furniture without legs can trap heat and cause the element to burn out or the floor to warp. Always choose furniture with legs to allow airflow, especially in small garden rooms.
Do I need a special thermostat?
Yes. You cannot use a standard wall radiator thermostat. You need a UFH thermostat with a floor probe. This probe is inserted into the floor between the heating wires to monitor the actual floor temperature, protecting it from overheating.
Can I install this myself?
Preparation and laying the mat is a competent DIY job. However, the final connection to the mains electricity supply must be carried out by a Part P qualified electrician to comply with UK Building Regulations, especially in outdoor structures.
Does underfloor heating work with real oak flooring?
It can, but you must be careful. Solid oak moves significantly with temperature changes. We generally recommend engineered oak for underfloor heating as it is more stable. You must also use a heating mat specifically designed for wood, like the BeWarm option listed above.
